Richard has over 20 years of experience handling a wide variety of real estate matters while primarily focusing on tax lien and commercial mortgage foreclosure cases.

Richard has represented clients in tax lien foreclosure matters and is well versed in the myriad and complex New York State foreclosure statutes. Richard is uniquely qualified in handling Article 11 Real Property Tax Foreclosure by Proceeding in Rem for local municipalities across New York State. Richard has advised and counseled the counties of Livingston, Genesee, Allegany, Otsego, Cortland and Schenectady in navigating the complex statutory requirements of Article 11.

As part of prosecuting the foreclosure actions, Richard has successfully litigated many foreclosure issues on behalf of clients and frequently appeared in state Supreme Courts and the Appellate Divisions.

Richard has also handled real estate matters involving commercial sales and acquisitions.
